This is the single most important metric for evaluating STR investment performance because it directly answers the question: what is my money doing for me?
Realistic Returns in 2026
Professionally managed STR properties in strong markets typically deliver cash-on-cash returns of 12-25% in the current environment. Arbitrage deals can show higher percentage returns because the total capital deployed is lower, though the absolute dollar amounts are also smaller. Purchased properties typically show 12-18% cash-on-cash returns while simultaneously building equity through mortgage paydown and appreciation.
What Drives the Range
The spread between 12% and 25% comes down to market selection, property quality, operational execution, and pricing strategy. Properties that are professionally sourced in high-performing markets, furnished to a high standard, and managed with dynamic pricing consistently land in the upper portion of that range. DIY setups in the same markets typically fall in the lower portion, and underperforming setups can dip below 10% or even turn negative.
